Is March or April the best time to list my Orlando property Flat Fee MLS?

Wednesday, February 11th, 2009

I am the broker for Orlando flat fee MLS listing service ADDvantage®. The most popular question asked this time of year is when should I list my home in the MLS?

The dilemma is you want your MLS listing to be seen “fresh” to the Orlando Realtors® but you don’t want to miss the perfect offer.

The correct answer to “what’s the best month in Florida to list in the MLS” is…Right Now.

Sellers have no control over the timing of a sale. December 2008 was a good month for ADDvantage® selling homes which is typically a slow month.

Like fishing, the worse the weather creates the best fishing opportunities. Beautiful perfectly clam days often produce less fish. But…No bait in the water, no fish…On any day!

At ADDvantage®, we know the best time to sell your Orlando home is the day that perfect offer comes along. We will do our job our marketing everywhere possible on the Internet such as google, craigslist, Vast, Homes.com, Realtor.com, MSN, AOL, Trulia, Harmon Homes, getmoreoffers.com and hundreds more real estate websites.

Marketing alone is not enough to sell a home today. Buyers and Realtors® must be able to see your home when they call or email. ADDvantage® is the only Orlando, Florida discount MLS broker that guarantees to answers the phone 12 hours a day 7 days a week…starting at 8:00am and ending at 8:00pm. Buyers and Realtors® in Florida are particularly active on Saturday and Sunday. Sunday are mostly un-represented buyers calling on signs and Realtor.com.

We are the only Florida real estate company that considers the real estate profession a 7 day a week job. Why? Unlike other service industries where sales people are held accountable by their owners/managers, Realtors® have no responsibility to sellers. Once you sign a listing agreement, they are not committed to do much…Especially, answering their phone.

This poor level of phone service will never cost you a showing at ADDvantage® because our track record speaks for itself…3,107 calls answered live the past 12 months and 1,047 answered after-hours. ADDvantage® will convert calls into showings and showings result in more Orlando homes sold.

We have been through challenging markets since 2006. We are selling 26% of our Florida flat fee MLS listed homes with an average “days on market” of 117 days.

Your flat fee MLS listing service holds the key to your success. Our clients are more successful due to our 8:00am-8:00pm 7 day a week live support.

List your Orlando home flat fee MLS with the most reliable discount MLS broker in Florida…ADDvantage®.

Orlando Homeowners Benefit from ADDvantage Plus Flat Fee MLS…Gets More Deals Done

Thursday, November 13th, 2008
We have seen a flurry of contracts get done this past week. Five for ADDvantage Plus flat fee MLS sellers, our contract-to-close plan, and three from our basic flat fee MLS plan, MLS ADDvantage.

The Orlando market is active again with buyers and Realtors. October was a record slow month at ADDvantage as everyone was waiting for the smoke to clear from the elections, the credit crunch and a general sense of uncertainty. Now, buyers and Realtors are taking advantage of low interests rates, a 35% drop in real estate prices and Realtors are no longer wasting time with short sales.

ADDvantage has flat fee MLS listings in Orlando, Tampa and many other Florida cities. We have a good pulse on Realtor activity throughout Florida. Our phone has been very busy with Realtors setting appointments for buyers and we are seeing a significant uptick in the number of executed contracts in Orlando, Tampa, Miami and other Florida cities..
Selling a home in Orlando using ‘by-owner’ MLS leaves the seller in charge of all contract negotiations. Some sellers know enough to represent themselves and others other just wing it. For those that need contract assistance, we offer ADDvantage Plus, our contract-to-close flat fee MLS plan.

Near 25% of ADDvantage listings are ADDvantage Plus. The sellers that do choose the ADDvantage Plus flat fee plan say the service they received was the best they have every experienced from a Realtor.

There are 5 reasons to consider using ADDvantage Plus to sell your Orlando, Florida property.

First, an ADDvantage Plus listing uses an Exclusive Right of Sale listing in the MLS. This type of listing looks and acts just like a full-service listing without the 6% cost. ADDvantage Plus cost is $799 and $500 at close. Sellers save about 50% off a traditional MLS listing. Unlike a basic flat fee listing, when using ADDvantage Plus, we take all calls, schedule all Realtor and buyer showings, and negotiate all offers with you. More contracts get done when I negotiate with ‘fellow’ Realtors. I go right after what my seller client wants and I have the advantage of being able to be more direct with the buyer’s agent. My 25 years as a Florida real estate broker and professional negotiator go a long way in getting the most out of every offer.

Second, our 8:00am-8:00pm 7 days a week live phone support ensures no calls or appointments will be missed. We do a better job of phone support than any Orlando real estate company. We schedule all appoinments for the seller, confirming each one with the seller and then send an email for a record. Because the seller is not directly communicating with Realtors, ADDvantage Plus adds a professional touch that Realtors prefer.

Third, when listing flat fee with ADDvantage Plus, our Street Smart ADDvantage Realtor eblasting program is included. The seller must offer at least a 4% buyer’s agent commission to opt into Street Smart ADDvantage eblast. The eblast contains details about each property and every Orlando Realtor within 35 miles of a Street Smart listing receives the eblast. Our website tracks all hits from the Street Smart Eblast so sellers can measure the results. The eblast is sent twice a month and is recognized as Orlando Florida’s most well-read Realtor-to-Realtor email.

Forth, I believe Orlando flat fee MLS sellers benefit greatly when I act as the contract negotiator. Two Realtors working together often can get the deal done faster and possible at a higher price for the seller. Real estate contracts can be tricky and Realtors can be aggressive with self-represented sellers because they know more.

Fifth, is that all buyer leads from Realtor.com, Homes.com and other FSBO websites go to the seller. Sellers remain “by owner” when it comes to paying a commission. Sellers only pay a commission if a Realtor is involved. ADDvantage never earns a commission.

A note about physically being in Tampa Bay… All offers are handled by fax or email. My physical location does not interfere with the representation process. Even if there are ‘inspection related’ issues, one of my strengths happens to be my knowledge of construction and the ‘trades.’

Orlando Flat Fee MLS By Owners Can Make a Big Splash by Offering 4%

Thursday, November 6th, 2008

One significant benefit of listing flat fee in the MLS is that there are no listing commissions being paid by the seller. Therefore, offering more commission to the buyer’s agent does help get more Realtor showings. While this strategy is not for everyone, flat fee MLS seller’s in Orlando benefit in many ways by offering a higher than average incentive to the buyer’s agent.

ADDvantage, an Orlando flat fee MLS listing service, designed a special software program in 2005 that delivers an email to all Realtors in Orlando within a 35 mile radius of a Street Smart ADDvantage flat fee MLS listed property. Our Realtor-to-Realtor Street Smart email has become the best read email that Realtor receives of any kind in Florida.

To get in the Street Smart ADDvantage email, an Orlando seller must offer a 4% or greater commission to the buyer’s agent and be listed in the Street Smart program offered only through ADDvantage. Realtors from other companies call ADDvantage all the time requesting that we include their listings in the Street Smart ADDvantage email.

The Street Smart ADDvantage Realtor eblast program has been a huge success for the Orlando Realtors and the flat fee MLS sellers that have used this plan in Florida.

Over 1,000,000 emails have been delivered to Florida Realtors each year. Our flat fee MLS website, getmoreoffers.com, tracts the number of hits that each Street Smart ADDvantage listing receives so sellers can see their results.

Before we launched Street Smart ADDvantage in 2005, we researched the concept of paying higher buyer agent incentives and made the following conclusions.

Our Street Smart ADDvantage properties would get shown more by Realtors and sell better than other standard MLS listing. That would be only logical since a Realtor that sees a 4% or 5% commission offer will likely not pass up a chance to show that property and possibly sell that home.

Another interesting point about offering a higher buyer’s agent commission is how attached Realtors become to the prospect of earning that commission. When I negotiate a contract with another Realtor for one of our contract-to-close flat fee clients (ADDvantage Plus

I have had the opportunity on numerous occasions to attempt a commission reduction from the advertised Street Smart commission of 4%. This strategy can be effective when all other negotiation attempts have been exhausted. But, even when I try, 90% of the time the other Realtor says “no.”  They all reply, I like the 4% commission. Let me see what I can do with my buyers. This is exactly the intent and purpose of offering a higher than average buyer’s agent commission. Let the Realtor work as hard as possibly can for the “deal.”Another compelling reason to offer a higher than average buyer’s agent commission is that it garners more Realtor showings. Realtors will likely not pass up on an opportunity to show a 4% commissioned property when there are multiple properties in a neighborhood.

In summary, the theory that supports the concept of Street Smart ADDvantage is higher commissions are often cheaper than price reductions. For example, a 1% commission on a $500,000 home is $5,000. When negotiating with a buyer or Realtor, price increments do not move in $5,000 clips but more like $10,000-$15,000. The extra $5,000 in commission pales in comparison to dropping $15,000 off the ask price.

The cost of Street Smart ADDvantage is $599 which includes Realtor.com showcase and World Properties International.
